Non-lucrative residency (financial means)

A secure way to live in Spain without working or investing there — as long as you can show stable income or savings.

You must prove that you can cover your own and your family’s living costs without employment in Spain. Accepted evidence can include bank deposits and balances, regular income, pensions, rental income from property, dividends or other legal sources of funds. Valid private health insurance and an address in Spain are also required.

Residency and buying property

A home in Spain is often the starting point of a residency application — but on its own it is not a residency route.

Spain closed its golden visa programme for property investors in April 2025. Today, owning or renting a home in Spain supports your application together with proof of financial means: a title deed or rental contract, bank statements and balances, private health insurance and documents for your address in Spain. For a family, the required means depend on the number of family members.

Residency through a Spanish company

Register a limited company in Spain, present a business plan and build your residency on your economic activity.

The business plan explains the purpose of the activity, the initial capital, expected income, the target market and the capacity to create jobs. After the company is registered, a bank account opened and the tax and administrative steps completed, the residency file is assessed according to your activity and personal situation.

Most people start with a temporary residence permit — non-lucrative, self-employed, digital nomad, company-based or student — and renew it while keeping the legal requirements. After several years of legal residence you can apply for long-term residency, and later for Spanish citizenship.

Not on its own. Spain closed its golden visa programme for property investors in April 2025. A home you own or rent in Spain is still a key part of a residency application, combined with proof of sufficient income or savings, private health insurance and the other documents of your chosen route.
