Our buying services

Everything around your purchase, in one place

From the day you decide to buy in Spain to final selection, contract, transfer of funds, official registration and handover, your advisor stays with you.

01

Property selection

Your advisor reviews your needs and shortlists homes that match your budget and priorities — new builds, homes under construction and ready properties in different cities and areas. You can choose in person or remotely.

02

With you from the start

Initial information, setting your budget, introducing areas, selecting suitable properties, planning viewings, coordinating your trip, introducing a lawyer, legal review of the property and support when you sign.

03

Travel and viewing support

If you buy from the developments we present, part of the services around your viewing trip — accommodation or getting around in Spain — may be covered, depending on each project. The details are always confirmed in writing before you travel.

04

Mortgage and bank financing

Spanish banks may finance part of the property value for foreign buyers. The amount depends on the valuation, your income, financial history, age, residency and the bank’s policy. Usual documents: ID, bank statements and balances, proof of income, tax returns, the purchase contract and the valuation report. The final decision always rests with the bank.

05

Legal and due diligence

Before you pay or sign we check the seller’s ownership, any debts on the property, registry status, building permits, taxes and possible restrictions. An independent lawyer reviews the reservation and final contracts, obtains your NIE, prepares a power of attorney if needed and completes the transfer at the notary and land registry.

06

Residency advice

Buying a property does not lead to residency on its own in every case. We first define whether your goal is investment, residency or both, then structure the purchase and documents around that goal.

07

After-sales care

Handover, water and electricity connections, insurance, a property management company, cleaning, repairs, furnishing, rental management and tax follow-up. If you are not in Spain, a representative can manage lettings and maintenance under a separate agreement.

Questions

Buying property in Spain — frequently asked questions

Yes. Foreign buyers can purchase residential and commercial property in Spain. You need an NIE (foreigner identification number) and usually a Spanish bank account, and an independent lawyer checks the property and contracts before you sign or pay.

Yes. We provide photos, videos, technical specifications, plans and legal information for each property, organise online viewings and video calls with your advisor, and a lawyer can review documents and sign on your behalf with a power of attorney.

In some cases Spanish banks finance part of the property value for foreign buyers. The amount depends on the valuation, your income, financial history, age, residency status and the bank’s policy, and approval is never guaranteed.

Taxes, notary, land registry and legal fees. We estimate these for your specific purchase before you commit, so there are no surprises at signing.

It can offer a better price than a finished home, but you must check the developer’s track record, building permits, payment schedule, bank guarantee and delivery date carefully. We review all of this with you.

Not on its own. The type of property, the amount, the source of funds and your family situation all matter. We define before purchase whether your goal is investment, residency or both, and structure the purchase accordingly.
